This place just downright SUCKS if you have any kind of maintenance issues. Our heat went out THREE times this winter and it wasn’t ever an “emergency” because it took them a day to send someone. It was warmer outside at 56 degrees than it was in the house. After the 3rd attempt, they finally sent a professional who was able to remedy the issue. Next, the garbage disposal. We already tried resetting and unjamming it and someone texted me saying that this would be a resident responsibility so I just canceled the call and fixed it ourselves. This is place doesn’t give a damn about helping their residents as the landlord, they just want your money. The “customer service” agents are absolutely horrible to talk to as well. They can’t help you, they take over 10 minutes to “locate your account” and in general don’t give a shit. Like others said, RUN…..DO NOT WALK….RUN AWAY from this company. I look forward to the day we can be done with Progress Residential.

I had a disappointing experience with Progress Residential recently. On 6/9/25, contractors working on a Progress Residential property next door engaged in horseplay and careless behavior, resulting in my cable wire being completely snapped from the pole outside.
Despite reporting the damage and providing requested photos, Progress Residential has made no effort to address or resolve the issue. Multiple follow-up calls have yielded no results, and the company has shown a lack of professionalism in handling this situation.
I am extremely disappointed with the negligence displayed by Progress Residential and urge others to beware of their unprofessional behavior in such matters. Sadly my business has taken a hit due to the lack of internet, resulting in thousands of dollars lost.

It’s crazy that I have to give 1 star. The people are nice yeah but their maintenance technicians know nadda about hvac AC or how to patch a wall. If your a crap maintenance tech u prolly work here, ive done maintenance for more then 10 years and if i let someone move into a home like i moved to or if i closed work orders in the state these guys leave them in I’d lose my job with pending lawsuits. For those that don’t know, if your service request are not being properly handled and repaired if it’s been over 1 month and it’s an emergency u can legally with hold ur rent or hire someone to come fix the issue and deduct the amount from your rent. It’s called repair and deduct Nice company crap maintenance. Fire them hire new guys that know what they are doing

0 Stars if possible. Maintenance is a nightmare. Customer service is no walk in the park either, too many departments, not enough access to resident information to help when you’re in need. Response times are slower than the second coming, Jesus will come back before they respond.

look, i didn’t even know this company existed until this morning at 9:28am in La Vergne, one of the workers wanted to yell a racial slur at me out the van window next to the Dollar General/ Cedar Glen because we had to stop and wait for the workers to get out the road. please get your workers in check because i would hate to have to handle it myself, thanks!

I will be contacting BBB. I have an AC unit that seized up. guy came out said that as long as we have working unit they don’t care it’ll be fixed on business hours. so he pulled breaker on bad unit meaning my other unit will continuously run and burn up. This company is a joke.
